Planning permission requested for a new training ground complex. Required because the new stadium is being built over the top of the current one, hopefully if that's approved.

The new complex will feature "first-class facilities including ten full-size pitches, three junior pitches, an indoor artificial playing surface, state-of-the-art medical, fitness, sports science and rehabilitation facilities, administrative space and a press conference theatre." The site is 57 acres of a vacated golf course, which the club has now purchased.

It will for the first time bring onto one location the first team, development team and academy. No idea of cost but it must be several million.

Building and funding a new training ground and new stadium simultaneously seems a lot for the club to take on!
Where's the main funding coming from? What are the terms of the loan? Is it all needed, is there any critique of the whole complex being over the top? That's a lot of money and what the fuck is a press conference theatre?

It's a bit funny but the wording within the quotes is the kind of stuff that makes me react when I read through financial plans in my line of work. If it sounds like someone is just pumping out stuff you want to read, there tends to be something they definitely don't want you to read. A first warning sign, if you like. Most of the time it's nothing of course.

Excellent and valid questions, I'm not sure they have an answer at this stage. The purchase of the golf course land in question has been rumour considered an urban myth for a couple years, before it turned out to be true. So I think there has been a lot of planning and thought gone in over time.

When the main Russian owner sold 30% of his shares a couple years ago to an American franchise bloke, future infrastructure funding, or at least sharing the burden, was part of the remit. Investing in what that 30% could later be worth in time. But with the sheer numbers that must be involved in these projects, I dont know how that can stack up. Is 30% of AFCB, current PL money and all, really worth what a stadium and training complex will cost?! Loans against future PL income would be a dangerous game for example. Seems logical that we'll enter a period of reduced squad spending.

Regarding the scale of the complex, the intention being to bring all of the club's categories and teams under one club owned location, will result in vacating the scattered various facilities currently rented/leased. Honestly don't know how the plans compare with other clubs. But yeah, press conference media facilities is a random one :lol:

Yes this is the first thing I'd look out for in the securities of any loan. I don't mean to dampen your expectations or piss on your fire really, it's just that larger (no offense) clubs have taken dumber decisions down the years.

However, there's so much money in the PL right now that it could be a sound investment regardless from a risk/reward point of view. It all depends on who's holding the cards if you struggle with the payments. There are many structures for these kind of things, and to be honest most of the time it's sound financial thinking behind it. For all we know it could be a really excited intern who wrote the words that raised the eyebrows! :lol:

That said, ignoring the financing part which is more than likely covered it's a huge step forward for your club. Thanks for the response, keep us posted!

I know it doesn't excuse doing a Tevez but I'd be pretty reluctant to make life any easier for him after that.

I find it very difficult to believe that a text message was the first Costa knew of being surplus to requirements. Conte's on record as saying the situation was clear back in January, when his behaviour was yet again in the spotlight.

Much as we'll miss his presence on the pitch, the guy's a dickhead.

Conte was without doubt a bit of a prick with what he sent, but that doesn't excuse a contracted player refusing to return and train with the team that pays him millions a year in wages. Even if that team is Chelsea.

Costa's a bellend but Conte has handled this terribly, you don't treat a player who was the clubs leading goalscorer in 2 title winning seasons like that.

bloke is a prick. been trying to get a move for 2 years, now chelsea are willing to let him leave but he demands a transfer to a club with a transfer ban that wont pay his value anyway. being professional and turning up to work 'til january might help his cause. if he wants out that bad he can always pay his contract off himself. chelsea should mutu his ass.

Legally, where do Chelsea stand? Surely a player under contract under these circumstances has to return to the club or the club can, as GB eloquently put, "mutu" him. This isn't a normal job, he can't simply resign.

If he was dispensed with via text message and that's the complete sum of it, I'd agree that the situation's been poorly handled. But we know that he's agitated for a move before (it disrupted our last campaign), and we know he's a hot-head who behaves impulsively, so I'm not really going to place too much stock in his version of events. I do find it funny that, having spent years deriding him as a thug and a cheat, some oppo fans and media figures do now seem to believe the guy's a bastion of integrity!

The latest seems to be that's he outraged that the club may want to recoup what they paid for him three years ago, when prices weren't nearly so inflated as they are now.

And let's not forget Costa spent the second half of the season trying to go to China. I think Conte has treated him reasonably, I imagine having a toddler in the squad is exhausting already. The only issue is that clubs now know they can get a good striker for below market value.
